To increase housing production and lower costs, the Optimum Value Engineering (OVE) concept is described for the home building industry and practical instructions are provided for applying OVE cost - reducing techniques to the design and construction of homes. This manual is intended for use by builders, subcontractors, designers, architects, and engineers, as well as building inspectors, code officials, and others concerned with the cost efficiency of housing. The most fundamental principle in OVE design -- modular dimensioning and coordination -- is described, noting requirements for developing the floor plan (mechanical requirements, stairway and access planning, room size and arrangement) and elements of exterior design (architectural elements, exterior design variation). The discussion of foundation construction focuses on layout; footing design; and basement, crawl space, and concrete slab foundations. Floor construction and roof and exterior wall construction are also described. Finally, interior partitions and finishes are examined, including interior decorating, flooring, interior trim and millwork, interior wall and ceiling finishes, and nonload - bearing partition framing. Diagrams and tabular data are included. Appendices contain strength properties of structural lumber and a bibliography of cost - effective construction publications.
