Performing Value Analysis on Construction Project Variation Orders

Variation orders in the construction projects play an important role in determining the closing cost and time of the projects. The data survey showed that many construction projects suffer from financial complications, delays, and unsatisfactory outcomes because of the insufficient attention paid for the evaluation of the variation orders. Definition, impacts, major causes, types, and effects of variation orders is presented in this paper to deepen the understanding of the variation orders and their surrounding atmosphere. The main objective of this paper is to derive an organized technique using the value analysis that can help the decision-maker to analyze and resolve the variation order to get a well-performed project within accepted tolerances for time and cost. This technique will be processed in stages including data collection and analysis, derivation of functions, preparation of FAST diagrams, generation of the different alternatives, evaluation process, and recommendations for the best alternative.
