绿色住宅因其节能环保等特点被看作是未来住宅领域的发展趋势,但由于建造成本高、售价贵、政策不完善等因素,消费者对其认可度有限,开发商对建造绿色住宅持观望态度。本文通过构建开发商、绿色住宅产品、消费者三者的因果关系模型,深入研究绿色住宅选择行为机理并建立结构方程模型,运用北京市房地产公司和居民调研数据开展实证分析。从而,鼓励政府帮扶开发企业提升整体产品性能,同时鼓励消费者对绿色住宅进行购买选择,进而提升开发商的绿色住宅开发热情。%Green residential buildingis considered to be the trend of future residential for its energy conservative and technology-intensive feature. While, the high cost and imperfect policies of it result in the disinclination of consumers and developers. In the paper, westudied the factor relationships of green residential building choice behavior between developers, consumers and green residential housing products byconstructing Structural Equation Modeling(SEM). The empirical study in Beijing shows thatthe Government should help to improve the performance of green residential building, and they should strengthen consumers’ cognition of green residential building and encourage the purchase, which will stimulate developers’ enthusiasm for developing.
