Over time, the return on investment for a roofing system may seem like a zero-sum game. Consider this rule of thumb given by roofing consultants: Although the initial cost of a building's roofing system runs about 10% of the total construction cost, the roof can end up accounting for as much as 60% of a facility's total maintenance costs throughout the building life cycle. In practice, the actual percentages vary considerably. But the math reinforces the reality of roofing structures and assemblies: The stakes are high when it comes to properly specifying, installing, and maintaining the so-called fifth facade.
