This paper analyses the present situation of the land value appraisal in urban building demolition,and expounds the three shortages of the land value appraisal.According to the profits allocation principles,the evaluating method for apportionment of urban land value increment is built up.%本文以整体拆迁过程中土地价值评估的现状为切入点,分析目前拆迁土地评估中存在的三大误区,并根据利益分配原则就拆迁后土地增值收益的分配问题提出评估技术路线。
