The purpose of this paper is to systematically summarize the development process and important progress of land economics in China since 1980, and discuss the future development trend. The literature analysis method is employed. The results indicate that: 1)Land economics is a discipline focusing on methodology. The discipline system is relatively complete and mature, becoming the basic support for other subjects of land science. It is compatible with all kinds of disciplines, and its contents keep evolving over time. 2)The evolution of land economics is the development process of the core theory of land economics. The progress of research technology supports the development of theoretical research on land economics theory, which has formed the evolutionary logic of promoting development with theory and deepening theory with technology. 3)The development of land economics in China has experienced the stage of exploration of the land commodity property and the preliminary construction of the urban and rural land system (1980—1993), the stage of initial establishment of the land market system and general formation of the land system framework (1994—2000), the stage of in-depth study on the land market law and efficiency measurement on the land system equity (2001—2010), the stage of aggravation of the "land finance" problem and highlighting of the micro-individual status of the land system (2011—now). It concludes that in the future, we should further explore the operation rule of urban-rural integrated land market system with Chinese characteristics, explore the relationship between land market operation and government intervention regulation, analyze the path, nature and characteristics of the land system evolution in China, and construct the dynamic model of land system evolution.%研究目的:系统总结中国土地经济学自1980年以来的发展历程和重要进展,并展望未来发展趋势.研究方法:文献分析法.研究结果:(1)土地经济学是一门注重方法论、学科体系相对完整成熟、对土地科学的其他学科有基础支撑作用的学科,并且兼容并包、与时俱进;(2)土地经济学的演进也是土地经济学核心理论不断发展的过程,同时技术进步支撑了土地经济学理论的研究发展,形成了以理论推动发展、以技术深化理论研究的演进逻辑;(3)中国土地经济学的发展经历了土地商品属性积极探索与城乡土地制度初步构建(1980—1993年)、土地市场体系初步创立与土地制度框架大体形成(1994—2000年)、土地市场规律深入研究与土地制度公平效率权衡(2001—2010年)以及"土地财政"问题加重与土地制度微观个体地位凸显(2011年至今)4个阶段.研究结论:未来应进一步探索中国特色的城乡一体化土地市场体系运行规律,研究土地市场运行与政府干预调控的关系,分析中国土地制度变迁的路径、性质和特征,并构建土地制度变迁动态模型.
