An Investigation Analysis of Residential Housing Rent Market in Tianhe District of Guangzhou

The residential housing rent market is becoming more and more important, as the real estate market trending mature in China. This paper collects more than 40000 items statistical data of residential housing rent market during 2008-2010 in Tianhe district of Guangzhou. The distributions are uneven both in area and price. The rent price is about RMB10-20/m2 per month in suburban street area and more than RMB50/m2 per month near CBD. Using hedonic model, it is found the main factors influencing the rent price are location features, architectural features and living convenience features in order, with the contribution rates of 46.5%, 40.2% and 13.4% respectively. The current market problems are dissonance between sales market and rent market, heavy tax and immoderate rental market management. Some suggestions, such as regulated management of the rental market, strengthening construction of public rent housing and lower the tax level, are proposed for the government in the future.
