摘要

With the real estate market of China heated currently, more and more attention is focusing on residential location, of which the value has a key impact on the residential price. Under such circumstances, to clarify the relationship of the residential location and price and to appraise the real value, the paper studies the residential location value in the view of the utility value theory, adopts multi factor regression method and establishes a scientific, systematic, and operational hedonic value system for the value of residential location. Through the empirical analysis using Harbin market data, it indicates that the influence between the residential location and the house price is great and this system plays an important role in evaluating the objective value of residential location.
