The average span of life of office buildings in Japan is said to be about 30-40 years. Given that the life of the uildings is short, even if it is constructed with a view towards energy conservation, the impact on the global nevironment will become geat because of th increase in energy for construction and removal of debris andthe waste of construction materials. The planning of the Headquarters office of the long Term Credit Bank of Japan ws undertaken from the beginnign from the following points of view of ensuring a long life. (1) choice of materials, facility systems, architectual enclosure and space composition whihc cna respond flexibly to change of business content in the future. (2) considerations for renewal in the future. (3) choice of durable meaterials and safety systems. Furthermore, this building required a high grade indoor climate and intelligence capability appopriate for the headquarters office of the bank, while achieving an enrgy savings of about 44
