'Building' readers won't have missed that the Construction (Design and Management) Regulations 2015 (CDM 2015) came into force from 6 April 2015. Possibly fewer readers will be aware that CDM 2015 covers an enormous range of 'construction work', which in addition to the most obvious activities such as building and demolition, includes building refurbishment and maintenance. In the run up to the updated Regulations, a tremendous amount of attention was given to the new duty holder role of 'principal designer, but other significant features of CDM 2015 include duties on clients and others as soon as there is "more than one contractor". Under the updated Regulations, when more than one contractor is anticipated on a construction job or project, the client needs to appoint a principal contractor (PC) and a principal designer (PD). Considering the very broad range of construction activity, this is likely to mean a significant increase in the number of jobs requiring a PC and PD.
