关于保障性意图的住居实现*--从相对于普通商品房的差异化入手

Similar to the normal commercial house, affordable house is deeply influenced by the regional living environmental factors. Meanwhile, affordable house has typical and specific characters in the policy mechanism, interior space, neighboring relationship and living behavior in relation to the commercial house. These peculiarities are the key elements that make affordable house unique. The design practice and the theoretical research on this matter is far from enough by now. Researchers in this area need to clarify the differentiation cognition between the affordable house and the normal commercial house, and maintain the primitive destination for affordable housing. This is what this paper is trying to figure out.%　　作为住居，保障性住房与普通商品房同样受到地域性人居环境要素的深层次影响。相对于商品性住宅而言，保障性住房往往在政策机制、室内空间、邻里关系及居住行为等诸方面具有独特性，这些特点是其区别与其他建筑类型的关键因素。目前，有关保障性住房的设计实践及理论研究则相对欠缺，具有研究的迫切性及典型性。针对保障房的设计理论研究，应首先厘清保障房相对于商品房的差异化认知，持守保障房住宅的本原设计价值——保障性意图。本文的写作目的，正是从两者的比对中寻求保障性意图住居实现的理论切入点。
