共享经济背景下上海苏州河两岸工业用地转型趋势实证研究

         

摘要

上海为鼓励工业用地更新,提出盘活存量等策略.以共享经济为背景,通过对上海苏州河两岸工业用地更新情况进行梳理,分析两岸工业更新趋势及共享经济对更新的影响.首先,共享经济形成新的供给模式和交易关系,提升存量工业用地使用率.其次,共享经济导致企业生产成本和交易成本降低,使市场更加开放,企业规模趋近“小微”,产业结构随之改变,加速中心城区工业更新.再次,共享经济降低了区位条件对更新进程的制约,同时企业服务性质发生转变,对实体空间的需求更加灵活,类型更加多样.最后,进一步对宗地本身特性及周围要素影响进行分析,拟定模型以挖掘工业用地的潜力,最终带动周边区域的整体转型.%Shanghai encourages the industrial land update,and proposes revitalizing the stock.Based on the background of the sharing economy,this paper analyzes the industrial renewal trend of the Suzhou Creek in Shanghai and analyzes the influence of the industrial renewal trend and the shared economy on the industrial land renewal.Firstly,the sharing economy forms a new supply model and transaction relations and enhances the usage rate of industrial stock land.Secondly,the enterprise fixed costs and transaction costs ale reduced,which enables markets to be more open and the enterprise scale reaches ‘micro’,then the industrial structure changes and accelerates the city center industry update.Thirdly,the shared economy reduces the constraints of the macro location conditions on the renewal process,and makes some enterprises change the nature of services,with the result that the demand for physical space is more flexible and the types are more diverse.Finally,this paper analyzes the impact of land characteristics and surrounding elements,proposes model in order to tap the potential of industry,and eventually drives the overall transformation of the surrounding areas.
