农村集体建设用地人市,构建城乡统一的建设用地市场,是我国社会经济发展的必然趋势,对我国房地产市场的均衡平稳发展有着重要意义.通过对现有研究和各地实际情况的分析,在总结农村集体建设用地人市概念和动因的基础上,分析了集体建设用地入市对于房地产市场的影响,得出了集体建设用地入市存在入市范围狭窄、持续性不能保障、破坏农村生态环境和尚不允许进入商品房市场等结论.从规划、供地和法律法规方面提出了合理引导农村集体建设用地入市的建议.%It is a necessary trend of social and economic development in China that rural collective construction land should be allowed to enter land market and construct a unified market of constructive market. Through the analysis of existing research and conditions and based on the summary of the concept of and the reasons for the entry of rural collective construction land into land market, this paper analyzes the impact of this entry on the real estate market, concluding that the entry of rural collective construction land will encounter such questions as narrow range, no guarantee of durative, destruction to the rural environment, and no admission to commodity market. Some suggestions are also offered in the aspects of planning, land supply, while laws and regulations.
