我国保障房建设任务非常繁重,在房地产调控趋于严厉、保障房建设力度显著加大的双重背景下,房地产企业参建保障房,尤其是廉租房和公租房,由于目前并没有形成成熟的盈利模式,很难形成强烈的直接利益驱动。但其间接利益却是多元的。房企参建保障房,还存在诸多不确定性,企业难以进行有效把握和控制。研究认为,有实力的开发企业可以适度参与保障房(经济适用房和限价房)建设。在这一过程中,尤其要注意与政府的协调公关以及开发进度和成本控制。%China's indemnificatory apartment construction project is considered as an arduous task.In the background of the real estate regulation performed more severely and the efforts intensified to construct the indemnificatory apartments,there has not been a mature profit model for the real estate enterprises to participate into building the indemnificatory apartments,especially low-rent housing and public rental housing and to form a strong direct interest-oriented drive model.But the indirect benefits for them are multiple.What's more,the real estate enterprises have been confronted with many uncertainties which are hard to handle.The research suggests that some strong real estate developers are encouraged to participate in constructing the indemnificatory apartments(affordable housing and house in limited price) moderately,in the process of which they should pay attention to their coordination with the government and the development progress and cost control.
