基于模糊综合评价方法的我国房产价值评定研究——以长春部分楼盘为例

             

摘要

In recent years, it is impacted by the environment at home and abroad, China~ housing prices show the inverted "V" shaped pattern, For the changing horsing prices, this paper starts from the perspective of the residents of the purchase of real estate, selecting the relevant indicators of the value of the property, using the quantitative and qualitative analysis of the fuzzy analytic hierarchy process to build a common horsing prices e- valuation system. The conclusion is that our residents main consider three major factor~ at this stage: the |ocatiou, the community and the surround- ing facilities and the purchase cost. To do the empirical analysis of related conclusions combined with a sample survey in the Gothenburg district in City of Changehun Jingyue Economic Development Zone.%近年来受国内外环境影响,我国房价呈现出倒“V”型走势,针对不断变动的房价,从居民购房者的角度出发,选择影响房产价值的相关指标,运用定量和定性分析相结合的模糊层次分析法,构建了一个通用的房产价值评价体系。分析得出现阶段我国居民购房主要考虑:地理位置、社区及周边服务设施、购房成本三大因素,并结合对长春净月哥德堡小区的抽样调查,对相关结论进行了实证分析。
