Public effective participation in old urban residential area refurbishment is beneficial to coordinate the relationship between developers,governments and local residents so as to protect the interests of all parties and to avoid the occurrence of conflict events. To analyze public participation effectiveness in old urban residential area refurbishment,we firstly identify the key factors affecting the effectiveness of public participation, and systematically analyze the synergic influence of participating subjects and modes on the public participation in old urban residential area refurbishment. Finally,the intrinsic relationship between participation subjects and modes is revealed.
