城市住宅价格国内外研究动态与未来展望

         

摘要

城市住宅价格是经济地理学、城市地理学研究的核心议题之一.厘清国内外相关研究进展、发展方向、讨论热点,是开展中国城市住宅价格研究的前提.根据已有文献,系统梳理了国内外住宅价格研究的相关进展.研究发现:国外住宅价格研究出现更加关注后工业化社会特征、行为和制度因素、多阶段和多层级比较、时空动态综合分析等新视角;影响因素主要有宏观层面的住宅需求、住宅供给,微观影响因素包括区位、邻里、建筑.国内学术界除了对住宅价格进行总体研究外,关注的城市内住宅价格影响因素有建筑及区位特征、交通、绿色景观、公共设施等邻里特征;住宅价格在城市间有明显的行政等级差异,在不同城市内部的分布形态各异.完善理论框架、挖掘深层影响机制、强化分析模型和综合集成是中国城市住宅价播研究的重点和方向.%Urban housing price is one of the core topics in economic geography and urban geography.To clarify the related research progress at home and abroad,development direction and heated debate are the basic point and premise of the research of China's urban housing price.According to the existing literature,the relevant progress of domestic and foreign housing price research is systematically combed.The main conclusions are as following:Foreign housing price research is paying more attention to some new perspectives,such as post-industrial society characteristics,behavior and institutional factors,multi-stage and multi-level comparison,and spatio-temporal dynamic comprehensive analysis and so on.Macro impact factors include housing demand and housing supply,and micro impact factors include location,neighborhood and architectural properties.In addition to the overall research of housing prices,domestic scholars pay elose attention to the influence factors of housing price in cities,such as architectural and location characteristics,traffic,green landscape,public facilities and neighborhood characteristics.China's housing price has a distinct administrative grade difference between cities,and the distribution patterns in different cities are different.Perfecting the theoretical framework,digging deep influence mechanism,strengthening analysis model and integrated integration are the focus and direction of the urban housing price study in China.
