Real estate industry is of high risks and intensive capital. In our country, under the condition of limited channel to raise money, the capital needed mostly depend on the loans of commercial banks. Therefore, the risks of real estate are focused on commercial banks. Applying the econometrics method, this paper used the real estate bubble to represent the market risk and the bad loans rate in the real estate development to represent the real estate financing risks. Through the comparison of the two indexes- the ratio of housing price to income and the vacancy rate of commercial housing, a linear relation was established to analyze the real estate financial risk in our country quantitatively. Furthermore, combining with the situation of our country, effective suggestions were put forward to prevent commercial banks from confronting with real estate financing risks from the perspectives of bubble.
