Many times, a builder will inquire about environmentally-friendly, "green" certification for a home being built. I explain the material resource, water, energy efficiency, and healthy home benefits that lead to higher resale value upon successful certification. Immediate enthusiasm is expressed up until the question, "How far along are you with the project?" Many times the project is already finished or will soon be complete. This exposes a problem because many green features can be designed within the home. No matter the intended project goal—may that goal be obtaining the highest levels of green building or simple green home certification recognition—a green project starts on paper, before anything is cut down, nailed up, trenched, poured, or painted.
