Comments on 'One Step Further-Implementing the Recommendations of Guide Note 12'

I read with interest the recent article "One Step Further-Implementing the Recommendations of Guide Note 12," by Stephen F. Fanning, MAI, and Kerry M. Jorgensen, MAI (Summer 2013). I also previously attended the presentation on this topic at the Appraisal Institute's 2013 Annual Meeting. I do think that the value of appraisal work to clients would be enhanced by appraisers providing the user with an opinion as to projected values or market trends.
