With the rapid development of urban rail transport, the cover property development of subway depot is conducted more frequendly, and there are some problems encountered in the processes of design and construction. Through analysis of the planning, location and the demand of population around Xingshanzi depot, a unique commercial street is determined to cover Xingshanzi depot. In perspective of the depot general layout, construction, fire control, relationship between the depot and subway stations and roads, the cover property development program of Xingshanzi depot is addressed. Impacts of Xingshanzi cover property development involved in design and operation are summarized and corresponding measures are proposed, which may be taken as references for future design of cover property development.%随着城市轨道交通的快速发展,越来越多的地铁车辆基地进行上盖物业开发,但在物业开发的设计与施工的过程中存在着一些问题。通过分析杏山子车辆段周边规划、地理位置和人口需求等因素,确定以特色商业街作为杏山子车辆段的上盖开发业态。结合车辆段总图、建筑、消防、站段关系和道路5个方面,介绍杏山子车辆段上盖物业开发方案。并结合设计与运营,归纳总结物业开发对车辆段自身的影响和相应的应对措施,为后续地铁车辆基地上盖物业开发设计提供参考和借鉴。
