房地产价格波动 供给弹性与收入增长——基于VEC模型的实证分析

         

摘要

房地产价格受收入冲击的影响,变化幅度与供给的价格弹性密切相关。通过建立房地产价格与人均收入的VEC模型,对1987—2008年的相关数据进行脉冲分析发现:房地产价格与人均收入之间存在长期协整关系,房地产长期供给缺乏弹性,人均收入变动对短期的房产价格造成较大影响。%The real estate price lated to the price elasticity of supply. is affected by the income, the changing amplitude of which is closely reThrough the establishment of VEC Model between real estate price and per- capita income,the relevant data between 1987 and 2008 are given to impulse response analysis. Then it can be discovered that the long -term cointegretion relation exists between the real estate prices and per- capita income, the long - term supply of real estate lacks the elasticity, and the per - capita income has a great impact on the short- term price fluctuation of real estate.
