房地产调控效应的调查及思考

摘要

自2009年新一轮的房地产大发展后,房地产价格节节攀升,为了防止房地产价格过快上涨,中央针对房价过快上涨问题展开了密集的房地产市场调控,但2010年房地产价格过快上涨的势头并未遏制。2011年＂新国八条＂的出台拉开了新一轮更加严厉房地产调控的序幕。本文通过对几个重要的房地产变量变动趋势进行调查,分析此轮房地产调控的效果,并对2012年房地产市场走势进行了判断。%Since 2009 when a new round of real estate prospered,real estate price has been climbing at an unprecedented rate.Central government launched intensive controls lest real estate rise too fast,which is not effective in 2010,and the new ＂coutry8＂ in 2011 opened a prelude of a new round of more stringent control regulations.Trough an investigation to several important variables,this article analyses the effect of the round of real estate control,and make a judgment to the real estate market trends in 2012.
