探讨高校物业社会化服务监管机制的有效构建

     

摘要

随着我国专业化物业服务的迅速发展,高校内部的物业管理也掀起了革新狂潮,许多高校引入了社会化专业物业服务公司,将物业项目委托于更加专业的团队。高校这一现象呈现日趋增加的形势,其实际成效也较为显著。但不容忽视的是由于高校存在专业不足的缺陷,在物业社会化服务监管中存在监管难度大,专业理念落后,人才建设不足,与高校适用度不高,双方交流匮乏等问题,对此高校应实施量化评估打破单方监管格局,革新监管理念,推进人才建设,构建专项服务监管标准,构建双向交流通道,注重监管结果反馈。逐渐实现物业全项委托以全新的姿态构建有效的物业社会化服务监管机制,充分发挥社会化管理团队的先天优势。%With the rapid development of China's professional property services, property management in the colleges and universities also set off a frenzy of innovation. Many colleges and universities have introduced social professional property services companies, and the property projects are commissioned to more professional team. Such phenomenon in colleges and universities is increasing, and its actual effect is remarkable. But due to the lack of profession in colleges and universities, there are many problems in the socialized property service supervision, such as difficulties in supervision, outdated professional idea, lack of talent construction, the inadequate applicabili-ty, and lack of bilateral exchanges. Therefore, colleges and universities should implement quantitative assessment to break regulation unilaterally pattern, carry out innovation of regulatory philosophy, promote talent construction, set special services regulatory standards, build a two-way communication channel, and focus on the regulatory feedback results. A new attitude should be adopted on the construction of an effective system of property management ser-vices to gradually realize the property commission and to give full play to the inherent advantages of the manage-ment team.
