基于商品住宅市场的供需视角,采用因子与聚类分析相结合的集成方法,对中国31个省市的商品住宅价格波动的供需特征进行深入分析.分析结果显示,中国商品住宅市场的供需现状区域差异明显,房价调控应以区域调控为主.%Based on the commercial housing market supply and demand perspective, this paper ranks and clusters the supply and demand of Chinese 31 provinces by using factor and cluster analysis methods. The results show that Chinas commercial housing market supply and demand status of regional differences are significant , its conclusions plays an important reference to promote the development of Chinese real estate industry.
