基于LCC的既有营房加层改造技术经济分析

摘要

To explore the re-use value of existing barracks' renovation,the paper makes a technical and economic analysis of the existing barracks' adding-layer renovation based on life cycle cost(LCC),net annual value(NAV)and annual cost(AC)theory in the economics,and analyzes the barracks' life-cycle costs and benefits. For each cost and benefit,the paper respectively analyzes the variation of price and quantity. Origin Pro software is used to find the change function of the price or quantity which can be used to predict the cash flow. Given that maintenance costs are difficult to breakdown,the paper simplifies the problem and well combines the existing date by using variables-control method. By this way,the estimation accuracy of barracks' life-cycle costs and benefits are greatly improved. Finally,A specific case is calculated to prove the feasibility and validity of the analyzing model.%为探索既有营房改造再利用价值,以经济寿命为计算周期,将LCC与NAV、AC理论应用于既有营房加层改造技术经济分析,重点剖析了营房全寿命周期各项成本收益.对每一项成本、收益,运用量价分离的方法分析价格、数量的变化规律,利用Origin Pro软件拟合出其变化函数用于预测未来现金流量.针对维护成本难以细分且价格和数量均变化的情况,通过控制变量的方法,结合已有统计数据进行分析,提高了营房全寿命周期成本收益估算的精确度.并通过具体案例测算,证明了分析模型的可行性与科学性.
