基于交通可达性的城镇土地定级因子分值计算模型研究

         

摘要

城镇定级估价系统是基于MAPGIS开发的软件,通过对影响城镇土地质量的各种因素综合分析,揭示城镇之间及城镇内部土地质量的地域差异,在城镇土地定级工作开展中发挥了很好作用,但在因素因子计算模型上有所欠缺,只考虑了影响因子在作用半径内的空间距离衰减,缺乏各因子的实际交通可达性分析的考虑,往往出现单元网格所受影响因子的得分高低与实际情况大相庭径.旨在完善城镇定级估价系统的欠缺,通过ARCGIS的成本距离分析方法,以不同等级的道路网络系统为切入点,实现不同影响因子在不同道路等级网络中的分值计算.%The urban grading and evaluation system is based on the software developed by MAPGIS.Through the comprehensive analysis of various factors influencing the urban land quality,it is revealed that the regional differences of land quality between urban and urban areas play a role in urban land grading work.But it is only considered that there is a lack of factors in the factor calculation model,only considering the spatial distance attenuation of the influence factor in the radius of action,the lack of the actual traffic accessibility analysis of each factor is often affected by the element grid Factor scores and the actual situation of large and small court.This paper aims to improve the lack of urban rating system,through the ARCGIS cost distance analysis method to different levels of road network system as the starting point,to achieve different impact factors in different road level network score calculation.
