研究目的:研究土地市场化发育主要影响因素,为进一步完善土地市场政策提供参考依据。研究方法:基于空间面板模型,结合不同固定效应分析,对中国31省(市/区)2003—2007年间影响土地市场化发育的主要影响因素进行分析。研究结果:大多数省份土地市场化程度逐年提高,区域差异逐步减小。城镇居民人均可支配收入和外商直接投资额对土地市场化发展有明显的推动作用,人均土地面积、非农产业产值占GDP比重与土地市场化水平呈负相关。研究结论:研究过程考虑了空间效应,与其他模型相比,结论更可靠,研究结果有助于进一步调整土地市场政策。%The purpose of this paper is to study the factors influencing the marketing level of land in China, and provide reference for land marketing policy reform. Method used is the spatial panel data with fixed effects. The results show that the main factors that affect land marketing level during the period of 2003 -2007. The level of land marketing in most provinces was increasing, and the regional difference showed a convergence trend. The result indicates that the disposable income per capita of urban population and foreign direct investment obviously propel the growth of land marketing level, however, the land area per capita and nonagricultural output ratio have negative effects. Comparing with other regression forecasting methods, spatial panel model could obtain better results. The paper further concluded that the results can serve as a scientific reference for further adjustment of land market policies.
