Major development plans that aim to upscale and revive an area with high potential for economic and demographic growth tend to harm both locally-owned businesses and community character. Additionally, rent and discrimination rate increase, responding to those unfavorable changes. Understanding the contribution of New York City initiatives and leaders regarding the redevelopment of Sunnyside Rail Yard would not be easy and might take to long to be covered in this study. However, the study will only concentrate on the potential economic effects caused by the new zoning changes and building over Sunnyside Yards. To do that, both field interviews and statistical economic data are tested and analyzed.;The result of the study showed that the development of Sunnyside Rail Yard along with the new zoning changes will lead to significant rent increase, displacement of low income-families and disappearance of manufacturing and locally-owned businesses.;Key Words: Locally owned business; Chain stores; Low income families; Sunnyside; Rent increase; Zoning and development.
