A study on evaluating the grades of urban area by various indices

This study is about indices that used for evaluating the grades of urban area or blocks. One example of such index is “brand-power” of a district name. In this case, We dealt with Setagaya ward, a well known residential area of Tokyo. We identified buildings (apartments, shops, stores…) the name of which includes the name of one particular district or area, using Perl language, from telephone directory on the web. And through address matching technology, the buildings are plotted on GIS to see the spatial distribution. By comparing this area data with the administrative region data, we can find how much influential the name of the district is. It can be concluded that the larger an area of influence is, the more powerful a grade of the district is. So we can say, this index could be used for evaluating the brand-power of the district. In the theory of city management, it gets more and more important how we evaluate the grade of our own district and keep its grade various. And this study aims at stimulating competence in real estate market.
