The prices of urban commercial dwelling are affected not only by macroscopically factors, but also microcosmic. Generally speaking, the macroscopically factors includes the variables that are closely related to macroscopically economic development, and these variables affect the commercial housing sales price such as population, income, GDP, policies; the microcosmic factors includes location factors, neighborhood factors and individual factors. In this paper, the microcosmic factors that affect the commercial housing sales price are only empirical analyzed according to the data from Guilin city. Firstly, the main factors are selected with principal component analysis; secondly, further studies on the selected factors are made by means of regression analysis; finally, the main microcosmic factors that affect the commercial housing sales price are reached by comparing and analyzing. The result shows that microscopic factors are closely related to commercial dwelling prices in a city or region, and selection and quantification of the microscopic factors are easier to use. There into, the area of influence of individual factors is the most pervasive; the degree of influence of neighborhood factors is the biggest.
