Analysis and Empirical Study of Regional Commercial Locations’ Non-optimum

Commercial micro-location is a specific position occupied by a commercial entity in the city block or by the city street. Many people have done research on commercial micro-location from a single view, and few from the regional perspective. This paper studied the regional commercial micro-locations and found that regional commercial micro-locations’ non-optimum is universal. It tried to find the reasons that caused the phenomenon. The reasons included: the value of the regional commercial micro-locations satisfied the survival of the commercial entities inside, the owners’ location choices for the commercial entities were limited rationality, the optimum of a single commercial micro-location’s value was not equal to that of the regional commercial micro-locations’ value, and the “first inning” effect. It pointed out that low value of the regional commercial micro-locations would hinder the development of the regional commerce. By choosing one part of Danfeng Street in Nanjing to do an empirical study, it proved the regional commercial micro-locations’ non-optimum. At last, it made a conclusion and gave some advices to improve the value of regional commercial micro-locations.
