PROBLEM TO BE SOLVED: To provide a real estate re-evaluation method by average fluctuation rate by district for defining fluctuation data by associating an appraised value of land and a standard land price with address data, for calculating average fluctuation rate data by calculating the average fluctuation rate restricted to a specific district by every administrative district from the fluctuation rate and associating the average fluctuation data with the address data and for calculating a unit price per square meter of a target estate by inputting an address of the estate and necessary matters.;SOLUTION: The real estate re-evaluation method is constituted so that the appraised value of land of a public case place to be appraised every year and the standard land price of a standard place are inputted in a computer, the computer calculates price difference by contrasting the inputted land prices with the previous land price data, the fluctuation rate data is further generated by calculating individual fluctuation rate of the appraised value of land or the standard land price by dividing the price difference by the previous appraised value of land or the previous standard land price by the computer, the average fluctuation rate data is generated by automatically calculating the average fluctuation rate of the specific district by adding individual fluctuation rate of a appraised value of land or a standard land existing in the specific district together and dividing the individual fluctuation rate by the number of target estates and the current price of the target estate by performing automatic calculation by the computer by multiplying the price of the target estate by the average fluctuation rate of the specific district to which the target estate belongs.;COPYRIGHT: (C)2004,JPO
