FIELD: oil producing industry.;SUBSTANCE: invention relates to methods of development of pools of oil, gas and/or gas condensate and technology of recovery of oil, gas or gas condensate by sucker-rod pumps-compressors, type НРП, НРПВ, or other types with separate intake. Method of development of pool with lining or bottom water and recovery of oil or gas or gas condensate (hydrocarbon) by sucker-rod pump-compressor with separate intake of hydrocarbon and water comes to the following: tubing string with packer and liner is lowered into well. Mixture of pure oil with soluble or oil-and-water soluble surface active substance heated to 70-80°C in amount sufficent to force out cold and cool oil from liner into well annulus in zone of formation is delivered through liner into tubing string to place heated mixture opposite to zone of perforation. Well annulus is covered by packer, and heated mixture of oil with surface active substance is pressure-fed formation below location of packer, keeping the pressure for time sufficient for decomposition of water-oil emulsion in water cone in well bottom zone, then packer is released and taken out. Sucker-rod pump-compressor with separate intake is lowered into well and installed so that inlet hole of liner should be located lower than middle line of water-oil contact after water cone, and formation water is pumped out through liner, and hydrocarbon, along annulus, through side valve of pump-compressor. Invention makes it possible to increase production of oil, gas and condensate, current oil recovery of formations owing to decomposition of emulsion in water cone by processing of bottom zone of well by hot oil with surface active substance, reduced effective permeability to water and increase effective permeability to oil and, owing to lowering of pumps-compressors with side valve chosen to provide taking up entire amount of formation water, prevent further formation of cones in well bottom zone, provide arrangement of pump compressor close-to horizontal, communicate oil-saturated part of formation with bore hole and increase service life of well during long period at low water encroachment of formation.;EFFECT: increased recovery of oil, gas and condensate.;5 cl, 2 dwg
