The present invention relates to a method and an automatic control system to support condition-based preventive maintenance for an automatic building control loading apparatus. The automatic control system comprises: an automatic control device which receives and transmits automatic control operation data from the automatic building control loading apparatus; a human machine interface (HMI) device which receives the automatic control operation data of the automatic building control loading apparatus from the automatic control device, compares the transmitted automatic control data with an optimal operation data and an optimal efficiency data of the corresponding automatic building apparatus stored in a database, determines whether the operation is abnormal or not in accordance to a difference between the transmitted control operation data and the corresponding optimal efficiency data based on a comparison result, determines abnormal symptoms in accordance to the difference between the transmitted control operation data and the corresponding optimal efficiency data based on the comparison result, and generates maintenance information in accordance to the determination resu a wired/wireless transceiver device which receives a maintenance alarm, the abnormal symptom determination result, and the abnormal operation determination result from the HMI device to transmit the received information wirelessly; and a wireless terminal which receives the maintenance alarm, the abnormal symptom determination result, and the abnormal operation determination result from the wired/wireless transceiver device to display the received information and output the alarm.;COPYRIGHT KIPO 2016
