The present invention relates to an AR and VR building modeling system based on spatial data according to a site condition. The AR and VR building modeling system can adjust present three-dimensional photographing information by extracting certain spatial data selected by a user and location data from the spatial data, and three-dimensionally model a building and landscaping by reflecting an open area condition in the site in accordance with a user request. The building can be realized to the user in advance by providing AR and VR content of the three-dimensional building and landscaping in accordance with a time change, and thereby the AR and VR building modeling system supports to determine whether to purchase the site and to construct the building.
