The One Peking is a building landmark for Hong Kong in terms of its curvilinear profile, which posed considerable challenge in design and construction terms. In the onset, the client and the consultants intended to maintain a high standard of buildability to produce a top-quality and flexible product. The achievement of maximising space flexibility was constrained by the size and shape of the site. This was further aggravated by the client's wish for maximising harbour views, resulting in a deflection-controlled slender structure. Despite its complexity and sophistication in design and construction, the project was completed in only 55 months from land acquisition to occupation; and well within budget at a unit building area construction cost of HKD14,000/m{sup}2, being about 15% less than that for similar class of developments. This paper describes primarily the civil engineering, structural engineering and construction aspects of the commercial/office development at 1 Peking Road, Tsimshatsui. The project comprises a tower block of 27 storeys sitting on top of a 4-level podium structure, which is above a 4-level basement sub-structure. The sub-structure involved an excavation up to 21 m deep largely in sound rock mass whereas the superstructure has a distinct configuration and shape. The basement carpark floors and the commercial/office floors are described briefly. The special shape of the superstructure made it worthwhile to carry out a wind tunnel test in order to determine more accurately the actual wind forces to be experienced by different parts of the structure thus allowing their design in particular for the cladding elements to be more optimal in terms of safety and economy. The project employed a wide range of building techniques from innovative composite construction for the structural frames to the adoption of unitised curtain wall system, and sophisticated glass structural assemblage.
