Paul Weston, head of London and South East markets at Prologis, says: "Our major business parks feature good fencing, yard security, CCTV and 24-hour security presence, a gatehouse and barriers. At Heathrow we have a single gatehouse for the park, and along with 24-hour security it adds to the service charge - perhaps doubles it. But that's still cheaper than tenants hiring their own security. Our customers are very happy with that." Hugo Bradley, Manchester-based partner at Tuff in Ferraby Taylor and a specialist in how to make logistics property more secure, thinks that independent property and construction consultants, says landlords can be helpful - but the burden of security improvements will be down to the tenant. "In 95% of cases," says Bradley, "security has to be tenant-led, because their needs depend on their own risk profile, and what their insurers demand of them. Some will take a soft view on security, others will turn their warehouses into Fort Knox."
