British Land has been awarded Client of the Year for its pursuit of net zero carbon real estate by 2030. Since April, the developer has aimed for all its new developments to have net zero embodied carbon. It plans a 75 per cent reduction in operational carbon intensity over the next decade and has set up a transition fund to finance the retrofitting of its standing portfolio. British Land was nominated by Arup Architecture, which has been collaborating with the developer on the 1 Triton Square development (pictured) at Regent's Place in London. This includes the refurbishment and reinstallation of more than 3,500m~2 of unitised facade panels instead of the more business-as-usual approach of scrapping the old facade. This reduction in embodied carbon has helped the facade achieve a 35 per cent reduction in carbon emissions compared with Part L. Overall, the building will generate 48 per cent less carbon in construction and operation than a typical new build alternative, according to Arup, which described the developer as making a genuine commitment to decarbonising construction by supporting the testing and use of low-carbon materials and structures.
