The UK commercial property market is entering a new cycle. It is coming out of the doldrums but the structure has changed. Architects are likely to find that the regions will prove to be the best source of new projects. The downturn in demand for commercial offices has hit hardest in the south-east and central London, where too much empty office space has stopped new offices being developed. This has been exacerbated by the government's decision to relocate 20,000 civil service and government jobs outside of London. Sir Michael Lyons' interim report on the strategy was published last September, and his final recommendation on where the jobs - and new property requirements - are likely to end up will be submitted to the cabinet in November.
