Is your office an energy 'A'-lister? With the new Part L2 regulations coming into effect on 1 January 2006, energy efficiency will now be top of the agenda at preliminary client meetings. Services engineer Trevor Butler, who is investigating the implications of Part L2 for Building Design Partnership, says a building's energy rating is going to become a key bargaining tool for tenants in the competitive speculative market for lettable space. It is also going to be a subject of keen interest to everyone involved in the design process rather than just those designing the heating, ventilating and air-conditioning systems. From 2006, not only will a building's energy performance need to meet a national standard, but the calculated rating it delivers must be made available to prospective purchasers and tenants. If there are any skeletons in the closet at this point, make sure they are not sustainability ones.
