Sole bookrunner Citigroup has launched into limited syndication a A$292.5m (US$211m) three-year refinancing of a property acquisition loan for private-equity sponsor Blackstone Group. The loan, which Citigroup has prefunded, refinances a four-year facility Blackstone raised in 2013 to fund its acquisition of the Greensborough Plaza, which is located north-east of Melbourne. Calculated on a loan-to-value ratio of up to 65%, the facility comprises a term loan of A$260m, working capital of A$27.5m and a bank guarantee of A$5m, at a margin of 185bp over BBSY.
