RISK CONTROL challenges presented by the management of buildings and structures, multi occupancy buildings and open areas, and relevant mitigations, are set out below: General points Buildings and structures 1. maintaining knowledge of legislation and best practice concerning a wide range of technical issues relating to building construction and estate management, including drainage and energy requirements 2. being aware of areas at risk of flooding, subsidence and storm damage 3. providing and maintaining suitable escape routes that are unobstructed, and with final exits that are opened by means of a single action from within, while maintaining the security of the premises from intruders 4. maintaining awareness of vandalism, graffiti and fly posting in the neighbourhood of managed properties 5. sourcing and approving contractors across a wide range of skills and crafts 6. managing contractors by means of permits to work and hot work permits, including fire watches following hot works where such work is unavoidable 7. being aware of hygiene requirements when visiting properties such as farms and food preparation areas 8. having knowledge of legal issues concerning building purchase and heritage or listed buildings 9. liaising with Historic England and similar organisations with regard to proposed works at heritage properties 10. liaising with representatives of legal and financial organisations 11. organising and keeping records of the testing and servicing of electricity and gas supplies 12. maintaining water supplies free from Legionella 13. ensuring that the structural integrity of the building or structure is maintained.
