A refurbishment of the HVAC system in a 49 year old Brisbane office building has taken its NABERS rating from zero to five stars, and halved the building's energy consumption. The building, at 247 Adelaide Street, dates from 1966 and is one of the oldest in Queensland to achieve the five star rating. The upgrade is now delivering annual energy savings of $64,000 per year for the operators, according to project services consultants Norman Disney & Young (NDY). "The building overhaul included installing a high efficiency, low load HVAC system, a new building management system (BMS), LED lights and a lighting control system," NDY director Andrew Gentner said. "Inefficient equipment was upgraded and new strategies for controlling temperature and water flow were implemented."
