本文旨在对我国1997-2015年房地产行业运营效率进行分析.首先结合房地产业特点构建了较为全面系统的分析指标体系,由于历年数据有限,先采取主成分分析法对产出指标进行降维,再将投入指标与综合产出指标代入DEA模型.研究结果表明,我国房地产业自1998年进入市场化阶段后,通过持续高投入方式促进了行业发展,综合技术效率在2005-2009年达到最优;而随着行业日趋成熟,传统粗放型发展方式带来投入过度冗余,忽略技术革新亦显著降低了整体运营效率.%The purpose of this paper is to analyze the input-output efficiency of Chinese real estate industry from 1997 to 2015. Firstly, a set of comprehensive and systematic index system is constructed in combination with the industrial feature. Due to the limited data, this paper reduces the production indexes by using the PCA method, then uses DEA to calculate input-output efficiency. The results show that after entering the marketization stage in 1998, Chinese real estate industry has developed rapidly through continued high investment, and optimal operating efficiency is achieved during 2005-2009; but as the industry matures, the traditional extensive production way results in serious input redundancy, and ignoring technological innovation also decrease the comprehensive technical efficiency.
