当前宅基地换房过程中存在对农民宅基地补偿不足的问题,依据宅基地的特性及与城镇住房的差异性,阐述了宅基地的现实性价值、期望性价值和其他价值,指出当前补偿不足的原因是没有针对宅基地使用权主体的特征分别对这三类价值给予相应补偿.鉴于此,从完善相关法律等方面提出了建议.%Insufficient compensation for the housing land exists in the course of exchanging housing land for houses. Based on the features of housing land and the differences of town houses, this paper elaborates the realistic value, expected value and other values of housing land, pointing out that the reason for insufficient compensation for housing land is that corresponding compensation is not provided according to the characteristics of the principal part of housing land use. The paper ends with some suggestions for improving relevant laws.
