和谐社会背景下居住空间分异控制与保障性住房分布模型建构

摘要

The nature of residential differentiation controlling is to seek the appropriate balance between the economic and social benefits.In a harmonious world,the thoughts of scientific development,efficiency first and people-oriented are emphasized,which calls for "segregation in size" and meets the demands of different classes as reflected in the development of residential area.The "rational spatial models of social housing" and it's five main contents are proposed.The key to establish a moderate-sized homogeneous residential neighborhood (Small settlements) lies in four aspects.The minimal and best scale is supposed to be size "Class-C" or its multiplication.In terms of the construction mode and proportion,development strategies of social housing based on the ideal spatial model are introduced.%居住空间分异控制的本质即在经济效益与社会效益之间寻求适当的平衡点.和谐社会理念强调“科学发展、效率优先与以人为本”,落实在居住空间发展上也即提倡适度“规模分异”,反映并符合不同阶层的居住意愿等.提出了和谐社会背景下“理性保障性住房分布设计模型”及其5点主要内容.“小聚居”规模控制主要取决于4方面因素,同时指出同质社区最小规模以“C级”单元为宜,也可以成倍数开发.在建造模式与建设比例方面,提出了基于理性分布模型的杭州保障性住房发展策略.
