China is confronted with the rapid growth of urbanization. Because of the limited urban land resources, urban planning authorities need to consider the utilized efficiency of industrial plots as well as reduceenvironmental and population pressure in residential and commercial districts. According to the statistical analysis for technique economical indexes of industrial and commercial constructional areas, the compensatory floor area ratio (CFAR), which is an objective concept aiming to balance the difference on floor area ratio (FAR) between residential and industrial buildings, is introduced. The potential of industrial land use efficiency could be unleashed on the basis of CFAR computation and the method is also an economically feasible resolution to FAR problem of industrial plots management.%我国正处于城市化快速发展的阶段。在有限的城市土地资源中,工业用地规划应注重提升用地效率,减少城市居住、商业核心区域的人口和环境压力。通过对工业用地和住宅用地建筑报建电子报批技术经济指标核算的统计,利用两种用地建筑在计算容积率面积与建筑面积的比值上的差异,提出对工业用地建筑补偿容积率的概念和方法,平衡两种用地容积率的差异。针对具体案例进行计算分析,该方法能有效释放工业用地效率潜力,解决容积率偏低的问题。
