基于灰色关联分析的城郊型城市综合体市场细分研究——以其住宅物业为例

     

摘要

Based on the analysis of the relationship to each other in the Outer suburb type HOPSCA's inner systemand the characteristics of both the Outer suburb type and the City Center type HOPSCA,the article finally selects complex mass,the variety of the formats,parking lot,price,transportation,driving distance,supporting,visitors flow rate,appreciation potential,community environment,family and decoration standards as the key factors in its residential market segmentation. And the study employs the method of Grey correlation analysis to research the appropriate residential property's consumer types and the importance of the influence factors from the vertical and horizontal dimensions,which can provides reference for people to effectively locate the target customers and product selling points,and so as to other property's market segmen-tation.%在对城市综合体系统内部关联机制分析以及城郊型和城市中心型城市综合体的特点分析的基础上,以城郊型城市综合体的住宅物业为研究对象,确定了城郊型城市综合体的体量、业态种类、停车场、住宅价格、交通、驾驶距离、宏观配套、区域人流量、升值潜力、社区环境、住宅户型和装修标准为影响市场细分的重要因素;并运用灰色关联分析的方法从纵横两个维度对相应住宅物业的消费群和影响因素的重要度进行了划分,为有效地进行目标客户定位和产品卖点挖掘提供了参考,也为此类项目其他物业的市场细分提供了一定的思路.
