购买和租赁构成了我国城市商品住房市场的两大基本需求。当住房价格或家庭收入发生变化时,消费者对住房的购买或租赁选择做出变化的概率会产生变动,这对于分析家庭住房消费的倾向、把握市场需求规律具有十分重要的意义。以江苏南通市区居民为研究对象,通过调查统计进行实证分析,居民购租选择价格弹性、房价租金比弹性的绝对值都大于收入弹性绝对值,因此,政府应稳定住房价格并大力发展住房租赁市场。%Purchase and lease constitute the two basic requirements of city commercial housing market in china. When housing prices or household income changes, the probability of consumers chooses to buy or lease housing will produce a change. The study of these changes has extremely significance to grasping tendency of family housing consumption and the market demand rule. Taking Jiangsu Nantong city residents as the research object, we analyzed the elasticity of housing tenure choice through empirical analysis, put forward policy suggestion such as stabilizing housing price and developing the housing rental market.
